We know moving home can be stressful and we are determined to remove some of that pressure and help tenants enjoy a seamless transition into new home.

This section will help you understand the process from application to completion. We would advise that this is a general guide and each and every application will be different. Our staff are always on hand to help and advise you with any questions you may have.

making an offer

Once you have found a suitable property, you will need to confirm your offer in writing to us. 

A holding deposit of one week’s rent will be required as a sign of your commitment to the landlord.

We will then contact the landlord to confirm your offer.

Please Note: The holding deposit maybe forfeit either in whole or partly in the event that you and /or  any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) prior to tenancy start date.

PROGRESSING THE TENANCY

We will contact you as soon as the landlord confirmed the acceptance of your offer, subject to referencing.

Once offer accepted, we will commence the referencing process and preparing the contract.

To ensure that we can secure the property as quickly as possible for you, we require all forms completed in full

REFERENCING

Our team will guide you through the referencing process. The process will cover a background check, including an employer’s reference to confirm your income to rent ratio for affordability, a credit history check, confirmation of residency and a previous landlord’s reference (if applicable).

If you are self-employed we will need a reference from your accountant. If you have not been in full time employment for at least six months or perhaps you are a student, you will need a UK based guarantor who will guarantee the rent and adherence to the Terms and Conditions of the Agreement.

Please Note
It is imperative that you disclose all relevant facts that may adversely affect your reference outcome prior to paying a reservation holding deposit. It may save you money.

TENANCY AGREEMENT

Following the satisfactory completion of your referencing, you will be will sent a copy of your tenancy agreement outlining both the landlord and tenant obligations along with any other conditions that have been agreed. It is vital you read the document thoroughly.

Both the landlord and tenant/s will be required to sign a tenancy agreement prior to the tenancy commencing.

DEPOSIT & RENT

You will be required to pay the advance rent and a security deposit equivalent to five weeks’ rent which we must receive in advance of move in.

The above monies need to be in a cleared form before the tenancy is able to commence,

For AST tenancy agreements, deposits are held in The Deposit Protection Service (DPS) (www.depositprotection.com ), a government appointed scheme which protects your deposit.

The deposit must never be relied upon to pay your last month’s rent.

RIGHT TO RENT CHECKS

We will liaise with you to arrange your moving in day and Right to rent check, required by law.

These checks apply to all adults residing in the property – including British citizens, nationals from the European Economic Area (EEA), and people from elsewhere in the world.

You’ll need to provide evidence of your right to be in the UK. The easiest way to do this is by providing a copy of your passport and your visa (if you need one to be in the UK).  There are other acceptable documents and the full list is available online

MOVE IN

On the day of your move in, you will meet an inventory clerk at the property with the keys for your handover. We will take you through any final queries you may have, then it is time to start enjoying your new home!
